This blog has been set up with the intention of giving anyone at Woodbrooke Estates a chance to bring up any issues they may encounter and to give a chance to the property management company to resolve them in a timely and professional manner.



This blog is not in anyways related to the Property Management Company of YCC 244 (PMC) , nor to the Board of Directors (BOD).Both PMC and BOD are welcome to check the blog frequently (maybe on daily basis), to take note of the issues, to post replies or to make announcements for the residents.

This is the " flyer" people asked about

I got it in the mail. I'm not endorsing it, just posting it so you may come up with your comments about these 5 candidates

I did not receive this flyer myself, but these candidates are EXACTLY the ones who are dangerous in that they, as someone previously stated ,will oust the present members of the Board as well as terminate our excellent management company and we will waste a lot of money in breaking Taft's contract and also will end up with a neglected and undervalued property AGAIN. Do you want that? AGAIN?

  2. They are not into breaking the contract with Taft Management. They want better support from this company. They want to reduce the waste that has been going on for years. One member is previous superintendent who knows what needs to be done to run this organization.

    Be careful with this guy, don't let him take you for a ride!
    If you look at his impressive resume you can say he is a great choice. Too bad for him that I will NEVER EVER give him my vote though.From my few short encounters with him I saw that this gentleman is so inconsiderate, ruthless, rude,
    and unwilling to help that I will never consider him a good choice not only for the board but even as superintendent. I'm curious how others know him because I'd like to be wrong, but I've got serious reasons to doubt it.

  4. Seamus, Does know what has been going on here , He liked it enough to buy a unit and to help work to improve the property . Why would he waht to destroy it...He was good when he worked here there is no reason to believe he would want to ruin it. He has my vote ..

HARD TO BELIEVE IS THERE MORE TO THIS THAN MEETS THE EYE...SOMEBODY ASK HIM IF YOU SEE HIM AND SEE WHAT HE HAS TO SAY... ALWAYS BELIEVED IN HIM....ONLY BOARD MEMBER YOU EVER SEE...ALWAYS HELPING....LETS FIND OUT ....ANYONE KNOW HOW TO GET IN TOUCH WITH HIM....

  7. IDIDN'T SEE IT. WHERE IS IT POSTED. DIDN'T SOMEONE SAY THIS WAS A SECURE PLACE? HOW DO WE FIND OUT WHO SENDS THESE COMENTS. IT WOULD BE VERY INTERESTING TO SEE WHO MONITORS THIS SITE...MAYBE THE BOARD??? I,VE TALKED TO HIM AND HE SAYS THE DAMAGE IS DONE AND NO MATTER WHAT HIS RESPONSE IS IT'S TO LATE.. mANAGEMENT SHOULD NOT BE INVOLVED IN OUR BUSDINESS ESPECIALY AN ELECTION WHERE THEY WANT TO INFULENCE THE OUT COME OF AN ELECTION SO THEY CAN HAVE THOSE WHO WILL BLINDLY RUBBER STAMP WHAT MGMT. WANTS AND NOT HAVE TO BOTHER WITH WHAT WE WANT. i KNOW HE HAS WORKED TIRELESSLY FOR US FOR YEARS WITH NO RENUMERATION. CAN YOU NAME ANYONE ON ANY BOARD OR IN THIS COMPLEX WHO HAS HELPED MORE? vICIOUS SLANDER BY MGMT. AND THE BOARD. True - Michael has been forced to resign (as per letter distributed yesterday by Taft in our mail boxes) against his will, otherwise I can't see why he would apply again for a seat in the board. The only thing I don't get it, why would Michael - who seams to be a top notch guy always willing to help - would associate with an odd character like Seamus who would not help anybody but himself ????!!!

  12. Comments on SEAMUS :

    SEAMUS was in charge of our building and C building when he worked for us as a super. He was always caring and helpful. I saw him working late several times without any supervision. I lived here for 8 years. He was the best Super I ever met. I am feeling lucky he stayed with us and willing to run for the board. From my eyes he should be a trustworthy, reliable and responsible person. I believe he can do a lot of good things to us as the “Flyer” said. He is so experienced and knowledgeable as he said in his resume. I will listen to him and vote for him at the upcoming AGM for sure.

    I have a question that has not been answered... I f Nancy was appointed to the Board why is she remaining on the board??? The law clearly states she must step down at the next AGM. Why is she still there ..Someone should ask our Lawyer this Question ..If it,s this board is breaking the law.

  14. YOU ARE ABSOLUTLY RIGHT!!!! THIS IS FROM THE CONDO ACT....WHAT ARE THEY DOING ACTING AGAINST THE LAW???


    Per Section 34 “Replacement made by board (2) If a vacancy arises in the board and a quorum of the board remains in office, the majority of the remaining members of the board may appoint any person qualified to be a member of the board to fill the vacancy until the next annual general meeting.”

    READ WHAT IT SAYS !!!!UNTIL THE NEXT AGM!!!!!

    Probably not enough people read this thing to make any difference....Do you think our Lawyer would tell them this ...he should know about it... why hasen't he spoken out....LOL>

  16. Please people such dissention .... Cathrine's board ??? OH YES!!! Now I understand.... Bob was on Cathrine's Board.... Dan was on Cathrine's Board!!! I doubt that Nancy has any connection to Catherine just because they just live across the hall from each other... But if the Law is clear why is she staying????

  17. You are all fighting a losing battle....Not enough people read this...Nothing will come of this...they are laughing at you for wasting your time .... If anyone cared enough they would ask a Lawyer ... Just talk ..no action.

    More of the same after this election... BTW....Just like Catherine's Board .....Quick lets fix somethig.. Just like Catherine and her Board before the last AGM so you would vote for them... Your memories are short aren't they??? This is your money...who's watching the store??? People who break the law???

    Threw my letter in the Garbage where it belongs....Just started to read this Blog! Nov 6 why don't you invite him if you are so interested ' go to his door ..It's on the voters list... or are you just talk...like it seems so many others... In all my years here I have NEVER seen any other Board Member or person on or off the board do more for this whole community than he has!! Judge not lest you be Judged... Like Nov.13 10:43 said.... Does anyone really care enough??? I know where my vote goes I hope you know to... This is your place people...STAND UP ON YOUR TWO HIND LEGS AND BE COUNTED...If what Nov. 13 10:28 said is correct ( and it is if you look it up on line...It's free I did) Why is she still there?

It seems nobody cares what happens to our community ....Only a very few... we all close a blind eye to things around us hoping they will go away... they don't they just grow bigger and bigger until they consume us all. And we ask WHY WHY US... BECAUSE YOU HAVE TURNED A BLIND EYE TO THINGS AROUND YOU.. or have possibly gained something from it ....If you have and this place falls down around you and you have done nothing about these things....DON'T ASK WHY IT'S BECAUSE YOU CARE ONLY FOR YOURSELF.... 166/167 if you are on this blog have they looked at your heating??? What did they say...or do??? any one know either of these people....ask them...

  22. Questions to Catherine and Dan Hu at our AGM
    This is the Condo Act Section--- 32
    Conduct of business
    32. (1) Subject to subsection 42 (5), the board of a corporation shall not transact any business of the corporation except at a meeting of directors at which a quorum of the board is present. 1998, c. 19, s. 32 (1).
    Quorum
    (2) A quorum for the transaction of business is a majority of the members of the board. 1998, c. 19, s. 32 (2).

    For our YCC244 the board member of 5 ,the majority must be 3+. That means any transactions done by only 2 board members is illegal. Even if there were 3 Board members if the 3 rd one was appointed by the left 2 Board members.
    So we must ask Catherine and Dan Hu and verify :
    1. How many Board members were there on the Board when you signed the contract with the contractor NAN BEI for the swimming pool?

    2. How many Board members were there on the Board when you signed the contract with NAN BEI for the stucco project of Building A & B?

    3. Why did you sign such big projects with the same contractor NAN BEI and let NAN BEI to sub-contract the stucco project some one else?

    4. Was it worth $100,000+ to do the swimming pool? Was it worth using out our Reserve Fund before you step down to do the stucco?
    5. Did you guys get money from NAN BEI and other of your contractors, if yes how much? How much per unit owner?
    6. Do you want to continue doing crazy things like that by running the Board again?
