This blog has been set up with the intention of giving anyone at Woodbrooke Estates a chance to bring up any issues they may encounter and to give a chance to the property management company to resolve them in a timely and professional manner.



This blog is not in anyways related to the Property Management Company of YCC 244 (PMC) , nor to the Board of Directors (BOD).Both PMC and BOD are welcome to check the blog frequently (maybe on daily basis), to take note of the issues, to post replies or to make announcements for the residents.



This blog is not monitored so PLEASE do not post unappropriate materials. YCC 244 owners who sent resumes for nomination to the board of directors

In the package for this year's AGM were included 14 resumes.

Who knows about somebody how makes a good / not good candidate have
your say prior to the AGM.

  1. Who monitors this blog Is it safe Did the Board set this up??

  2. Nobody monitors it and it is public (it means it can be viewed or you can post from anywhere in the world where there's an internet connection)
    and it is AS "SAFE" AS THE INTERNET CAN BE (i.e. it is NOT "safe"). Do not post sensitive info(bank accounts, dates of births, SIN's, phone numbers others than office/management/superintendents numbers,etc...). Do not make threats or use bad language. The purpose is to ease communication amongst residents, probably not something the Board cares too much about. The Board did not have such an initiative to set this up (read the first line under the title), but it is invited to use it and dispute/clarify issues raised by residents.
    Unless you sign your posts nobody knows who actually posted. I won't recommend signing your posts with your real name, but better indicate either the building or the unit - if there is something that is specific to that unit.

  4. THE LIST UPDATE
    I an only say who i wouldn't vote for And they are:
    #8 Steve Willerding....He gave us without Consultation the monsters in our livingrooms at an inatial cost of over $320,000.00. We have been fixing them for years and I was told the cost this has been over $50,000.00 and is still rising and they are now replacing them at who knows what cost. And the parts come from Germany...

    #9 Dan a left over from Catherine who would not have AGM for years and at the last moment before leaving spent all our reserve fund on things that should have been during the yeaes they were there. They also hired or fired 5 Management Companies Do you want more of the same???I cerntanly don't!!!
    # 14 Catherine Read the above....Do yopu want the samething again where nothing gets done....where you are totally ignored.... never have an AGM...or be able to vote in a new board....The two above broke many Laws and could have put this under government control , where they come in and take over our place... and you have NO SAY IN WHAT THEY DO. I SAY NO TO THE THREE ABOVE.

    TO ALL THE REST MAKE SURE YOU HAVE THE TIME AND THE DESIRE TO WORK FOR THE WHOLE COMMUNITY.

  6. Candidates number 3 - 5 - 11 intent to terminate the contract we have with Taft Forward and bring in their own company.
    Number # 3 cannot get along with the rest of the board and management company.
    Number 8 is a tirant and will not listen to anyone else's input and advice.
    Terminating our present management company would be very costly AGAIN and finances wasted just as it happened a few times in the past. Taft Forward has done a fabulous job with what money was/is available all according to priority and urgency.

  8. IT'S INTERESTING THAT i JUST RECIEVED A FLYER IN MY MAIL AND ALREADY THE AXES ARE OUT FOR PEOPLE. iIWONDER IF #3 #5 #11 WOULD HAVE ANYTHING TO SAY ABOUT THIS. ANONYMOUS POSTED AT 333PM MUST BE A BOARD MEMBER. I DON'T THINK ANYONE WANTS TO CHANGE TO A NEW MANAGEMENT CO. WE HAVE HAD ENOUGH OF THAT WITH THE PAST BOARD AND TWO OF THEM ARE RUNNING AGAIN #9 AND # 14 GET THEM BACK AND WE MAKE A STEP BACKWARDS.
    WELL TO GET ON WITH IT I THINK THE FLYER MAKES SOME SENSE.2 OF THE 3 HAVE EXPERENCE. . I FOR ONE AM WILLING TO TAKE MY CHANCES WITH 2 ON THAT LIST BUT I AGREE WITH THE BLOG OF 2,30 PM THOSE PEOPLE WILL DEFINATELY NOT GET MY VOTE ESPECIALLY CATHERINE AND HER FRIENDS I LOVE THIS COMMUNITY AND HOPE THAT SOME SANITY PREVAILS.

  9. B Building is where I live and one thing i can say for sure I have asked #9 Dan on different occasions for information and help.. All I ever got from him was rude answers he will NOT get my vote. I have yet to see the flyer someone spoke about if I get one I will have firther comments..

  12. Why are they attacking him he's helped people for years me more than once and others to. ... Is what they say true....MAYBE THERE IS MORE TO THIS SMOKING GUN THAN THEY WANT ANYONE TO KNOW and thats why they have attact him....... Has anybody aked him... Maybe he should be asked if it is true what is the reason behind it....Or better still what is Management and the board afraid he will say...

  13. wow, got home tonight and got a nice letter in the mail. I thought its interesting that Taft Management would release this information during an election. This is an election regarding our community. Taft Management has no right to interfere with this election.

    If you have any grief about anyone , then approach that individual personally and let them speak for themselves. Just blind accusations of ANYTHING and gossip is just wrong.

  18. Anyone knows anything about #13(Antonia Dunaeva --- Unit 022)?? She has a nice resume. Would she get enough votes to get elected? Anything bad with her? If anybody knows her (or her email address) maybe they can direct her to the blog so she can have a ssy in these discussions.... Just wondering/???

  20. It seems the management contract is generally singed year after year. How come we had a two year one ? Did Justin pleased the Board who singed the contract somehow ?
    It seems our property is out of control now. Justin is doing the projects costly unleashed. He might make the Board sleep with the lawyer.
    We owners must get rid of the management, Justin and the lawyer as early as we can.
    I agree someone said that our money were slashed by 20 % or maybe more. How did we signed such a contract with Justin and Taft? Who signed this contract? This made us the terrible mess !

  21. The board are the ones that signed the contract.with Management. CATHERINE AND DAN SIGNED THE ORIBINAL CONTRACT WITK TAFT .THIS IS THE FIFTH MANAGEMENT COMPANY THAT DAN AND CATHERINE HAVE ETHER HIRED OR FIRED..THANK THEM WHEN THEY COME TO YOUR DOOR FOR VOTES.....This terrible mess was created.....was CREATED BY CATHERINE AND DAN..

  24. M's "slvrg...." email address was included in the blog notification list so he should be getting updates (at that email address) when someone posts new comments/messages. So either he's not checking that email or doesn't want to post (yet). WRT 166/167 I left yesterday paper (card) notes in their doors/mail boxes so unless they have thrown them to the garbage without glancing over their content they should also be aware of the existance of this discussion forum. It's up to them to take part or not in these debates.

  26. Questions to Catherine and Dan Hu at our AGM
    This is the Condo Act Section--- 32
    Conduct of business
    32. (1) Subject to subsection 42 (5), the board of a corporation shall not transact any business of the corporation except at a meeting of directors at which a quorum of the board is present. 1998, c. 19, s. 32 (1).
    Quorum
    (2) A quorum for the transaction of business is a majority of the members of the board. 1998, c. 19, s. 32 (2).

    For our YCC244 the board member of 5 ,the majority must be 3+. That means any transactions done by only 2 board members is illegal. Even if there were 3 Board members if the 3 rd one was appointed by the left 2 Board members.
    So we must ask Catherine and Dan Hu and verify :
    1. How many Board members were there on the Board when you signed the contract with the contractor NAN BEI for the swimming pool?

    2. How many Board members were there on the Board when you signed the contract with NAN BEI for the stucco project of Building A & B?

    3. Why did you sign such big projects with the same contractor NAN BEI and let NAN BEI to sub-contract the stucco project some one else?

    4. Was it worth $100,000+ to do the swimming pool? Was it worth using out our Reserve Fund before you step down to do the stucco?
    5. Did you guys get money from NAN BEI and other of your contractors, if yes how much? How much per unit owner?
    6. Do you want to continue doing crazy things like that by running the Board again?
