This blog is not in anyways related to the Property Management Company of YCC 244 (PMC) , nor to the Board of Directors (BOD).Both PMC and BOD are welcome to check the blog frequently (maybe on daily basis), to take note of the issues, to post replies or to make announcements for the residents.

Re-calculated maintenance fee reduction?

There was a meeting last night (Dec 14, 2010) to re-calculate the
proposed condo fee reduction (initially 22% ).
Anyone on line who attended and who knows what the outcome was?

  1. 29.5% was recommended with good facts to back it up. However I think there is room for much more as information wasn't completely available. We need more data to find out the total hyrdo bill, the type of submetering that is really in place, especially since there has been cross wiring with one unit that we know of, also some buildings have much better work done on them than others for the wall repairs, should be less for some than others, The contract that was given to us from the ycc244 to each unit owner for submetering has an issue that needs to be fixed, DONT SIGN YOUR CONTRACT FOR SUB METERING, Paragraph 3 clearly states that the meter is in your unit which is completely wrong, its in a meter room with no access to it but by written permission for the company.

    In the meeting its very clear that the old board member's messed this sub metering up for us all. I don't know if the lights in the hallway are connected to my unit for hydro bill, I don't know how much my condo fees would be reduced before they went ahead and signed the contracts to sub meter the hydro, I don't know if this was the best sub metering company to go with,"Actually were the first building they are setting this up with", I don't know why they messed up the contract to state my meter is in my unit or its outside my unit!

  2. the lights iand the plugs in the hallways and all lighting in the common areas ARE connected to common element panels. this was checked a few years ago.
    This is the first building that these NEW generation meters have been installed in by C K. These meters ARE approved by measurement Canada. There were 4 other companys bidding on the submetering including Toronto Hydro and their prices and conditions were far more expensive than C K. and at the end we own the meters. With others if we did not continue with them we had to pay a huge penalty. and would have to buy the meters and we had to sign a 15 year contract, with C K we only have a 10 year contract and no penalty clause.

    Also to have a meeting with the proper people there to answer ALL our questions is totally rediculous > Who at the meeting knew ANYTHING about the meters, the contractand could explain exactly what procedures were followed.

    If you want to have things explained to you clearly this board, once they have another election to replace the illegal NANCY ( that election should take place asap)and another owner is elected to the board they should ask CK or the manufacturer come and explain fully what is fact, not conjecture on the part of people that do not understand what procedures were followed .
    Please do not jump to conclusions until you understand everything.

    Yes there was a problem with 2 units and they know about it and it should be fixed before they pay for their heating bill. Please understand that we have 2 meters 1 for household use and a seperate one for heating.

    Before this new board changes to many things they should FIRST have ALL the facts.
