This blog has been set up with the intention of giving anyone at Woodbrooke Estates a chance to bring up any issues they may encounter and to give a chance to the property management company to resolve them in a timely and professional manner.



This blog is not in anyways related to the Property Management Company of YCC 244 (PMC) , nor to the Board of Directors (BOD).Both PMC and BOD are welcome to check the blog frequently (maybe on daily basis), to take note of the issues, to post replies or to make announcements for the residents.

What does it mean "3. To stop payments at CIBC?" ???

  3. No you don't your Maint will go down and you will have to issue a new check for that amount to be auto removed just like always

  7. Re hot water tanks:
    If there are three or more of you and you have teenagers take the 60 gallon tank you will not run out of water esp. if you a lot of washing... That is what has been installed in our units since the begining...

  9. Have you seen the garbage between the buildings on Moonstone Byway behind the fence there is garbage,construction materials and it stinks. What is management and the board doing about this. The same as the last board? Nothing.
    There is renovations happening people have complained to the office about it and what have they and the board done about it. Nothing! Is it because of the ethnic backround of these people that the board is doing nothing about it?

    WHY WILL THIS BOARD LIKE ALL THOSE SINCE DELL LEFT AND CATHERINE TOOK OVER DONE NOTHING ABOUT IT. These are single family units NOT rooming houses. Still it continues and they do nothing about it. Why?

  11. The new Board made a decision to empty the garbage bins between building #10 and #20 3 times a week while the hot summer period. I check every day and can confirm that the bins are emptied and it is clean around them. The construction debris behind a wooden fence is a construction garbage only and cannot produce a smell. The fence should be locked though so only supers can put and take out the construction garbage. If you see people- owners-tenants leaving garbage in the non-appropriate spots- tell them, teach them, show them where to put, how to dump to the garbage bins and to shuttle to the garbage rooms pipes. It is clean where it is not clean often but where people do not litter and do not leave garbage after themselves!!! The Board is not a "mom" to clean other asses, sorry for the hard phrase. Please do not refer to the Board as "they" because the Board is WE. The Board has 2 urgent items in its agenda to resolve ASAP: the firealarm system inhereted from previous Boards activity is not functional,there are no documents who did what, no responsible people assigned, no warrant documents; the second item on the agenda - the heaters replacement. The Autumn is behind a window. Please consider this when you post your claims. Is the ABC of the unit that is close to the maintenance place garbage bins or garbage shuttle) the same as ABC of other units? I doubt.

  12. The new sub metering company will start bill from September. The old submetering company will not have a licence from September to continue its business. Until September you will have to reimburse to the condominium by a check based on the Chatem bill you have. The new company is supposed to buy the Chatem's system and maintain it for its own expenses. This contract completion is on the last step to be approved and sign off. The right to cutoff the unit when its owner does not pay is left to the submetering company.

  13. I HOPE THE BOARD IF THEY HAVE SIGNED A CONTRACT WITH A NEW SUBMETERING COMPANY DID THERE REASEARCH . Many of these companies have hidden charges,and we will be paying more than we are now. The board MUST ask the companies to give them a detailed bill and compare it against the bill we now have, so they know all the charges before they sign a new contract and it MUST be taken to a GOOD Lawyer who deals in these contracts and have them check all details.

    Most importantly CHECK FOR HIDDEN CHARGES.

  14. Thank you I will keep my bills to see if this is correct. I hope that they have reacherched this and have more than one proposal.

    Hopefully they have done their job and are protecting us for dishonest companies.

    Everyone keep your bills and check your useage against all bills and charges.

  16. Your comment on GARBAGE!!

    Ask the woman right beside the garbage area...Some days sn\he cannot open her window because of GARBAGE left behind the fence and is left there to rot. WE are not responsible for removing materinal left from renovations that people do. It is there responsibilty to remove it from the property. How many of these renovations are legal???? when will the board and management enforce the law instead of turning a blind eye to this problem? This is still happening. Surely the supers know who is doing this they are supposed to be doing their jobs and they must know who is doing this.

    I ask the same question as another person. Is it because of their ethnic background that it is not being enforced?

  17. Chataham Kent 's contract ends Sept. 31st but they will extend it until DEC. 31st. if need be . By the ruling they must cease metering us Dec. 31 2011 so we have extra time to find someone if necessary. The 90 days is a formality.

  18. There is several proposals regarding sub-metering but nothing has been decided yet. The board is in a negotiation phase and is researching these concerns that have been address here. Regarding owners renovations, this has been brought up with the board, requests have been denied and the issue of boarding houses is being address. If you want to know information on what is being discussed then attend the board meetings, they are open to all who want to attend and find out the affairs of the community.

    We all do not have the time to attend board meetings to find out what goes on that is up to the board and Management to keep us informed and neither seems to be doing this.

    People continue to renovate .divide up their units and IF PROPER notices are sent to these people they just ignore them. Not to mention what people are doing this but it is quite obvious who they are. If they have the communities interests in mind,when will this board do something about this or are they complicent in this and NOT want to do something.

    We have Lawyers and laws to enforce them.
    It is about time that WE STOP these people from turning this place into rooming houses these are single famliy units NOT a stop over for trancients and busniess people from converting this property into rooming houses for PROFIT at our expence.

  20. I saw the notice on the elevator ( item # 3 ) regarding the work for the supers. We already pay them to look after this place and in my opinion as wellMANY others we are not getting value for our money.
    Why do we have to pay them more to do things when at least one of these supers does very little.
    It is time we either monitor them more or get some new people here who are interested in maintaining our property and not be sitting around most of the day doing almost nothing.
    You hardly ever see them after the garbage is taken out.Where are the rest of the day? We need people here that do the work that they are being paid for not someone that disapears mos of the day. The batteries should be part of their daily routine, like perventitive maint. we pay them to maintain the place why should they not do this as part of it.
