This blog is not in anyways related to the Property Management Company of YCC 244 (PMC) , nor to the Board of Directors (BOD).Both PMC and BOD are welcome to check the blog frequently (maybe on daily basis), to take note of the issues, to post replies or to make announcements for the residents.

ReplyDeleteLast night's meeting regarding sub-metering was very precise and very informative. Its clear that a 30% reduction in the condo fees is correct and 14-16% of our fees is toward (hydro) common elements.
Concerns address by the owners was on the spot as well
1. Cross wiring of the owners units needs to be address. A letter should be sent out to the owners if there phantom bills looks outrageous compared to what your consumption is, a representative (electrician) from kent-chattam hydro should visit and check the unit. The unit owner should contact the board and kent-chantom as well.
2. unit heaters. An inventory should be done to address how many units have the heaters and be replaced by baseboard heaters. A schedule should be address for the buildings a,b,c,d and e for replacement.
3. garage insulation, a schedule should be address to replace the insulation that was removed.
4. Taft Management, next time Justin comes to the corp, needs to bring all contracts, bank balances of the condo finances and urgent issues that need to be address from unit owners (repairs request).
So, when is submetering going to start? They said anything?
ReplyDeleteI believe it will start when point 1 and 2 has been addressed. Several people includibg Bob mentioned about HST not included in the numbers but look at the phantom billing, HST is included. We still dont have all the info for dec,jan,feb which has higher hydro consompution. Hopefully things will be concluded before the next AGM.
